MRC Rental Policies and Procedures

Please read the following polices and procedures carefully. If you have questions, please call us. We want to make the rental process as smooth as possible so you can simply concentrate on having a worry-free and wonderful time with us in Manzanita.

Booking a Home Online. Manzanita Rental Company uses an online reservation wizard that makes it easy for you to check the availablity of a home, choose arrival and departure dates, and then book a reservation and begin the confirmation process of renting that home on those dates.

IMPORTANT: To complete the booking process, you must contact and MRC agent within 48 hours to CONFIRM the reservation and make the required down payment (we’re here 7 days a week, 9 to 5 Pacific Time).

An MRC agent will attempt to contact you via the information you provide, but please know it is your responsiblity to make sure that contact happens and the required down payment is made. If contact and down payment not made within 48 hours of booking, the reservation will be erased.

Booking a Home via our 800 Number. If you wish to book a home directly through one of our agents, call 1-800-579-9801 (7 days a week, 9 to 5 Pacific Time).

Processing Fees. None. The fees you see listed for each property are what you pay.

Reservations: We require half of the total cost of the rental stay to confirm reservation. The balance is due no later than 60 days prior to arrival.

Year-Out Reservations: A $100 non-refundable fee will hold a home for the next year. This fee will be credited toward the first half of the total fee, which must be made by December 31st. The second half of the rental fee is due 60 days from arrival. A cancellation or rebooking forfeits the $100 fee.

Cancellations: Cancellations made 60 days prior to the reserved arrival date are subject to a $50 processing fee. Cancellations made between 60 to 30 days prior to reserved arrival date are subject to half the cost of the rental fee. Cancellations made after 30 days of reserved arrival date are subject to the ENTIRE COST of the rental fee. That loss will be determined by the opportunity to re-rent the home for your reserved dates. No refunds for a shortened day.

Security Deposit: All homes require a security deposit of $250. The security deposit is held on your credit card until the home is checked following your departure. The deposit is totally refundable provided there is no damage to the home or yard, missing inventory, excessive cleaning, laundry, or garbage.

Rate Seasons. Winter Rates apply October 1st to April 30th. Summer Rates apply May 1st to September 30th.

Cleaning: You are expected to wash and dry as much laundry as possible (please start with the sheets). If laundry facilities are not provided in your rental home, we will take care of the laundry. Please leave the kitchen clean (dishes washed and put away) and remove all garbage to the outside cans.

Furnishings: Our homes are fully furnished and include linens, bath and hand towels, dish towels, and basic cookware to prepare meals. You will need to provide your own facial tissue, bar soap, napkins, paper towels, paper/picinic goods (if you wish to use paper plates and plastic utensils), beach towels. Basic cleaning supplies like dish soap are provided.

Check-in / Check-out: Check-in time is 4 p.m., but occasionally delayed due to staff demands during peak season; conversely, if you arrive early and your home is cleaned and ready for you, you may check in early. Check out time is 11 a.m.

Occupant and Car Parking Limits: Maximum occupancy (including children over 3 years of age) and car limits are listed for each property and are not negotiable. It is important that courtesy and respect for the neighbors is observed at all times. Guests exceeding the specified limits will be asked to leave and no refund will be issued.

Minimum Stay: ALL homes have a two-night minimum, except some holidays. A one-week minimum is required July through Labor Day (some exceptions apply). Winter rates (listed for each property) apply from October 1 through April 30. Stay seven consecutive nights and get the seventh night FREE.

Pet Polices: Some homes allow pets (see sub-directory). The fee for pets is $15 per night, per pet. Pet limits vary by house. For the homes that do NOT allow pets, that includes anywhere on or about the premises.

Return Check Fee: There will be a $25 charge on all returned checks.

Smoking: We currently have no homes that allow smoking.

Specials: Pay for 6 nights and the 7th night is free, year-round. We also have seasonal specials as detailed here.

Refunds and Rules and Disclaimers: No refunds will be issued due to weather or mechanical failure. We reserve the right to refuse to rent to anyone. We rent our vacation homes to adults only. No teen or college parties allowed. Violators will be asked to leave immediately without a refund. Prices subject to change without notice.
